Parks, Ponds, Landscaping, Trees, & Townhomes
Parks
The park on the corner of Balboa Drive and Carona Drive is owned and maintained by Naples HOA. If you notice any concerns in the park, please contact the Management Company for Naples HOA. The park is not available for private functions as the entire park, in accordance with the HOA documents, is open to and available for use by all HOA owners.
Stonegate Local Park located on Notley Road is not part of Naples HOA. This park is owned and operated by Maryland National Park & Planning Commission. Any concerns noticed in this park should be directed to MNCP&PC.
Ponds
There are three stormwater ponds within the boundaries of Naples HOA. Two ponds are wet ponds (located off of Cutstone Way and Silverstone Drive) and one is a dry pond (located at the back of the Naples HOA park beside Fieldstone Court). The structural maintenance of the ponds were turned over to Montgomery County in 2002 under county legislation mandating that the County take responsibility for structural maintenance of stormwater ponds if the owner satisfies certain conditions and executes the easement agreement. Naples HOA owns the property and is responsible for the aesthetic maintenance (landscaping and maintenance of the trees and fences) at the ponds.
Landscaping and Trees
Landscaping

Naples HOA contracts for landscaping services (mulching, mowing, trimming, etc.) in the common areas of the community. The common areas include the park on Balboa Drive & Carona Drive, the common areas surrounding the stormwater ponds, the common areas surrounding the townhomes, and a long narrow strip of common property at the end of and adjacent to Notley Road. McFall & Berry Landscape Management Inc. is the contractor providing services to Naples HOA.
Trees and Tree Removal
Certain front yard trees in Naples HOA were planted by the developer as part of the Site Plan of the Community, and as such are required to be maintained and if removed (for any reason) replanted in accordance with the site plan.
Prior to removing trees on a lot within Naples HOA, homeowners should review recent legislation including the Tree Canopy Law and the Roadside Tree Law, both of which became effective on March 1, 2014. These laws are under the jurisdiction of the Montgomery County Department of Environmental Protection who is also responsible for the enforcement of Montgomery County’s Forest Conversation Law.
Townhomes
The 64 townhomes on Carona Court and Fieldstone Court are part of Naples HOA.
They were originally built by and owned for many years by Warren & M Halle, c/o Halle Enterprises (aka The Halle Companies). In March 2021, they were sold to Enterprise Residential LLC.
